24-Hour complaint hotline for Mitchell-Lama housing

The NYS Division of Housing and Community Renewal has a complaint line for tenants of State-supervised Mitchell-Lama properties (both rental and cooperative). The Mitchell-Lama Program provides housing across New York State that is affordable to the middle class.

The Office of Housing Operations is responding to complaints on the toll-free line: 1-866-463-7753.

Tenants in State-supervised Mitchell-Lama developments can register complaints about their apartment, building or complex twenty-four hours per day.

The line is currently answered from 9 AM to 5 PM but tenants can also leave a voicemail message after business hours. All complaints received on the toll free number will be responded to on an expedited basis and will be acknowledged within one business day.

You can call the Mitchell-Lama Complaint Line for various issues related to your housing. Some common issues include:

1. Issues with repairs and maintenance, such as leaks, electrical problems, heating or cooling malfunctions, etc.

2. Complaints about the condition or accessibility of common areas, amenities, or shared facilities within the Mitchell-Lama housing.

3. Disputes or questions about rent calculations, billing discrepancies, or issues related to rent increases.

4. Complaints about harassment from landlords, property management, or other tenants.

5. Reporting violations of lease agreements or issues related to lease terms.

6. Problems that pose health and safety risks, such as mold, pest infestations, or inadequate security measures.

7. Complaints about accessibility concerns for residents with disabilities, including issues with ramps, elevators, or other accommodations.

8. Any general questions or concerns you might have.
